What do I need to get started?
The property address (or parcel number), your company details, and a Power of Attorney — which you sign digitally right in the ordering flow. Your part takes about 5 minutes.
Is this only for B2B?
Yes — ordering is available to business customers (brokers, property managers, law firms, banks, developers). The property owner, however, can be a private individual: they simply grant the Power of Attorney as part of the process.
How long does it typically take to get my documents?
That depends on the responding authorities and varies by federal state and document type. What we control, we optimize: your requests go out to the relevant authorities immediately after your order, we actively track and follow up on every request, and each document appears in your dashboard the moment it arrives — you never wait for the slowest one to see the others. Your own effort stays at about 5 minutes, compared to roughly 27 hours when procuring everything yourself.
Which Power of Attorney do I need?
You don’t need to prepare anything. The required Power of Attorney is generated and signed digitally within the ordering flow — in two steps: the property owner authorizes you, and you authorize DocEstate. For inherited property, the flow asks for the relevant inheritance documents instead.
What are authority fees, and why are they charged separately?
Authority fees are statutory charges set by the public offices that issue the documents — they are the same whether you apply directly or through DocEstate. We bill them at cost, with zero markup, and forward the payment request once the authorities invoice us. Depending on your package, they typically range from €50–80 (Property Basic), €60–100 (Property Plus) to €100–150 (Property Pro).
How is Enterprise pricing structured?
Enterprise is priced individually based on your portfolio and volume — with authority fees included, consolidated monthly invoicing, and a dedicated account manager. Contact us for a proposal tailored to your setup.
Can I cancel an order?
Orders are binding. Processing starts immediately after your order is placed — requests go straight to the responsible authorities, and once submitted, they cannot be recalled; many authorities process applications strictly in the order received. If you notice an input error (e.g. a wrong property address), contact us right away at anfragen@docestate.com — we will check case by case what can still be stopped.
